House Extensions Winsford: The Process

Is your home suitable?

After booking in for a survey, I’ll come and inspect your home to take measurements and photos, before we’re able to continue. Access to the garden and every room in the house is necessary.

We'll show you what it'll look like.

Next, designs will be drawn up and we’ll create a 3d model for your house extension. You’ll be able to see what it’ll look like and how much space it leaves you. If you’re not happy, we can produce another model so you have a choice.

Asking for approval.

When you’re happy with the designs, the next phase will be to submit them to the council for planning approval. If we can carry the work out by using permitted development rights, we’ll ask for a Lawful Development Certificate.

Building Regs

Getting ready for the builders

Following planning approval, our final step is to produce more detailed drawings that can be given to the builders of your extension. An engineer may be required if steel beams are used in the construction.

House Extensions Winsford: The FAQs

The time required to build an extension will vary from project to project. If the works involve disruption to the existing house (such as relocating the existing kitchen) then the builders time on site will be longer than a simple single storey rear extension that creates a new sitting room. When build cost estimates are received at design stages, the builder will also be able to advise on availability and timescales.

Certain types of house extension can be built using the properties permitted development rights  If your extension does not comply with pd rights, then a planning application may be required. I will be able to advise further at sketch stage when the detail of the design is confirmed.

In terms of timescales, I could survey your property within 1 week and get the initial sketch drawings to you within 3-4 weeks of the survey date. A planning application or LDC application could then be submitted in the following weeks. The council take 12 weeks for planning applications, and take 8 weeks for building regulations applications. I normally advise clients that we will need approx. 5 – 6 months to work through survey/design/planning/building regulations stages.

If you are considering carrying out certain types of building works that involve the party wall or a building up to a boundary then you will need to give notice to the adjoining owner. The following party wall act document link outlines when notice is required and what action homeowners need to take.
