House Extensions Holmes Chapel: The Process
Is your home suitable?
Once you’re all booked in for a survey, I’ll come and inspect your existing house to take photos and measurements before we can continue. I will need access to the garden and every room in the house – then I’ll use all of these measurements and photos to draw up plans and create a 3d model.
We'll show you what it'll look like.
The next step is drawing up designs and creating a 3d model for your new house extension. We’ll show you what it’ll look like and how much space it’ll take up. At this point, more than one option can be produced if you’d prefer to have a choice.
Asking for approval.
Once you’re satisfied with the designs we’ve produced, the next phase will be to submit them to the council for planning approval. If the work can be carried out using permitted development rights, we’ll submit the sketches to the council for a Lawful Development Certificate.
Getting ready for the builders
Following planning approval from the council, one of our final steps is to produce more detailed drawings that can be used to construct the extension by the builder. A structural engineer may also be required if steel beams are used. The information is then submitted back to the council for approval.
House Extensions Holmes Chapel: The FAQs
The time required to build an extension will vary from project to project. If the works involve disruption to the existing house (such as relocating the existing kitchen) then the builders time on site will be longer than a simple single storey rear extension that creates a new sitting room. When build cost estimates are received at design stages, the builder will also be able to advise on availability and timescales.
Certain types of house extension can be built using the properties permitted development rights https://www.gov.uk/
In terms of timescales, I could survey your property within 1 week and get the initial sketch drawings to you within 3-4 weeks of the survey date. A planning application or LDC application could then be submitted in the following weeks. The council take 12 weeks for planning applications, and take 8 weeks for building regulations applications. I normally advise clients that we will need approx. 5 – 6 months to work through survey/design/planning/
If you are considering carrying out certain types of building works that involve the party wall or a building up to a boundary then you will need to give notice to the adjoining owner. The following party wall act document link outlines when notice is required and what action homeowners need to take.
